Garage Floor Coating Removal and Recoat in Murrieta

Epoxy Floors Ridge Murrieta covers removal and recoating of failed garage floor coatings in Murrieta — peeling at the door, bubbles, amber tint, a hardware-store paint that let go — with a table that pairs each symptom with its likely cause before anyone decides what to recoat.

Reading what the floor is telling you

What you see Likely cause
Sheets lifting, mostly near the door A weak bond: etched only, or damp or oily when coated
Bubbles or pinholes Air or vapor leaving the slab as it warmed during the cure
Amber tint by the open door An epoxy top coat in sunlight
Tire-shaped marks and lifted patches Hot-tire pickup on a thin or poorly prepped film
Sticky or cloudy patches A mixing problem, or a cure in cold or humid air
Chipped edges and corners Impact on a thin film
Fine flaking over the whole floor A thin DIY coat or paint, not a built-up film

One floor can have two causes. A coat that peels at the door may be both damp and poorly ground.

A coating that failed young

A failure in the first year or two is usually a slab story. The coating went on before the concrete had dried, over a builder's sealer, or after an etch where a grind was needed. A slab can be past 28 days and still hold enough moisture to push a film off, and the installed system sets the limit.

Before asking for a removal price, find out whether the old coat was ground first, whether the slab was tested and what the builder left on the surface.

The scrape test, then the decision

  1. In a corner away from the door, scrape the coating with a putty knife.
  2. If it lifts in sheets, it comes off; new material would bond only as well as the layer below.
  3. If it holds, it can be ground to open the surface, cleaned and recoated.
  4. If the slab under the failure is damp or oily, that is dealt with first, since a new coat on the same slab fails the same way.

Old tile, black adhesive and paint of unknown age

Paint on homes built before 1978 can contain lead, and old vinyl tile or black adhesive (cutback mastic) can contain asbestos. Most Murrieta homes were built after the city incorporated in 1991, so these are less likely here than in older cities, but a garage with tile, black glue or paint of unknown age gets tested before grinding. Asbestos work is done only by contractors registered for it.

Ways an old coating comes off

  • Diamond grinding. Diamond tooling cuts through thin paint and epoxy films; a shroud and vacuum collect the dust.
  • Scarifying or shot blasting. A carbide cutter or steel shot peels thick, stubborn layers.
  • Chemical stripper. A solvent softens small areas near walls and thresholds so they can be scraped.

The door stays open for ventilation, and in summer removal tends to be a morning job.

What starting over adds to the price

An old coating to remove adds $2–$5 per square foot to the new system. Totals below are for full-broadcast flake ($6–$9 per sq ft on a sound slab):

Garage Removal adds Flake total with removal ($8–$14)
1-car, 240 sq ft $480–$1,200 $1,920–$3,360
2-car, 400 sq ft $800–$2,000 $3,200–$5,600
3-car, 700 sq ft $1,400–$3,500 $5,600–$9,800
4-car, 900 sq ft $1,800–$4,500 $7,200–$12,600

A damp slab adds more on top. Market estimates, not quotes.

What to ask in writing before the second coat

A recoat repeats the failure unless the cause is addressed. Warranty terms are set by the installer and by the coating manufacturer, and a second coat is when to read them closely.

Ask Why
What caused the first failure, in the installer's words The fix should match the cause
Grinding, not etching, and the moisture test used The two usual root causes
What the paper covers: peeling, hot-tire pickup, UV yellowing Each is a different risk
How long, and what it excludes Moisture and new cracks are common exclusions
Whether the prep is inside the coverage A bond failure starts with prep

Garage Floor Coating Removal — common questions

Why is my new-home Murrieta garage coating peeling?

Common causes are a slab that was not dry enough, a builder's sealer or curing compound left under the coating, or an etch where a grind was needed. A moisture test and a close look at the first layer tell which.

Can I coat over an old coating that still looks sound?

Sometimes. A sound coating is ground to open it, cleaned and primed; one that lifts in sheets under a putty knife is removed first.

Garage Floor Coating Removal: check availability and price range

Bookings aren't open yet — a typical Murrieta range in about 30 seconds.

Step 1 Range —
    Which floor is it?

A tract-home garage, or a warehouse, kitchen, shop, showroom, studio or clinic.

    How big is the garage?

Typical: a two-car garage, about 400 square feet.

Measure wall to wall; length times width in feet, or the square feet.

    Which coating system?

Typical: broadcast flake, the system price guides list first.

What shape is the slab in? pick all that apply

Typical: a clean slab without cracks or oil is a sound slab.

    Anything extra? optional

Skip if none apply; a stem wall is a flat add-on.

    What kind of business floor?

Pick the closest match; it only suggests a starting system.

How big is the area to coat?

Length times width in feet, or the total square feet.

    Which floor system?

Typical: solid color with grit; kitchens washed down with hot water often use urethane cement.

What shape is the slab in? pick all that apply

Typical: a sound slab with standard prep; choose the closest match.

When can the work happen? optional

Typical: after hours or weekends; the schedule does not change the range.

    Anything extra? optional

Skip if none apply; a coved base suits floors that are washed.

    Notes and photos optional

Optional: a short note or a photo of the floor.

Additional files (optional) If you like, attach any file related to your request. Nothing is required. Please avoid photos of people, especially children, and documents with personal or financial details. Location data is removed from photos when they are received.
